Alongside our student lets, we also have a range of properties suitable for professionals, families and companies and are on hand to help in the case of relocation. 

We currently manage over 300 properties in the Cleveland and North Yorkshire area that are high quality and make for wonderful homes.

Our dedicated, professional team of agents can help you in your search for the perfect property, whether that is a larger dwelling, cosy inner town terrace or a detached house.

We can even help source flats and apartments or find homes that are tailored to your requirements such as properties with gardens or those close to green spaces. 

All our houses are regulation compliant so you can be assured your new home is safe and well maintained and nearly all our houses feature double glazing, central heating and a security system. 

We manage a range of houses that are different in style so you have a range of options to choose from and find one that matches your wants and needs.

It is also understandable that in the current climate, searching for the right property and moving homes can be extremely stressful and that's why we go above and beyond in finding you the right property and accommodate each client's individual needs, making the transition to your new home as smooth and stressfree as possible.

Fees, Bonds & Deposits

Prior to your tenancy

We use MyDeposits to register bonds on rental properties and all our homes require a bond to be paid. MyDeposits is a government-approved scheme that ensures all deposits are insured and protected, acting as an intermediary so you can be sure your money is in safe hands. For students, this bond is £200 per person and for professionals, this bond is the equivalent of one month's rent.

During your tenancy

This covers contract negotiations, amendments to terms and updates to your tenancy agreement. It is also applicable in the case of changing a lead tenant during your tenancy. 
The £80.00 fee is a maximum and comprises of a £20 contract amendment fee, £30 credit check on the replacement tenant and a £20.00 MyDeposits re-registration fee.

Charges may be applicable in the cases of lost security items and damages which are calculated on an individual basis at cost price.

 

In the event that rent is late or is not paid, interest will be charged at 3% above the Bank of England base rate from the original date rent was due. 

This will be deducted from the security deposit and is only charged where professional cleaning is necessary to return the property to the same condition it was in at the start of the tenancy, this is also changed at cost price.

If you are a limited company that intends to use the accommodation for employees and/or directors there is an admin fee of £200 per Company Let Agreement.

Property Maintenance

Whilst we take every precaution to ensure that our properties are maintained to a high standard, it is inevitable that occasionally problems will occur.

We ask all our tenants to report problems as soon as they happen either via telephone, email or by popping into the office. 

Once a problem has been identified we can then use our expert knowledge to send one of our certified, approved tradesmen out to solve the problem with as little disruption and fuss as possible. In the case that a landlord prefers to use their own tradesmen, we notify them of any issues immediately and they will arrange for the problem to be resolved as soon as possible.
