If you let a property, you must ensure that the pipes works, gas appliances and flues are in safe conditions before you let the property. These appliances must be checked on a yearly basis by a Gas Safe Register Engineer (It used to be Corgi, but as from 1st April 2009 Gas Safe Register has taken over Corgi Gas Registration), who will issue a compliance certificate. You are obliged to keep and provide your agents a copy of the gas safety certificate along with the date of inspections and any reports of any faults identified and any action that was taken to resolve the problem.
A copy of the current gas safety certificate must be made available for any tenant prior to them renting the property. Please note that faulty equipments /appliances can lead to death, thus a conviction of unlawful killing can lead to a substantial fine and imprisonment for the Landlord and the Agent
