Letting your property to the right tenants is easier said than done. There are a lot of processes involved, a lot of landlords believe that it is simply a matter of carrying out a quick credit check, getting the contract signed, making sure the tenants paid the first month rent & deposit and then handing over the keys to the tenant to move in and then landlords can just sit back and let the rent roll in.
This may all sound reasonably simple; unfortunately it is not. For you to find the right tenant, you have to market in the right places, advertise the property, carry out credit checks on the prospective tenants, get a character reference, organise the contract for the tenants to sign and make sure the move for the tenants is as smooth as possible. After the tenants have moved in, we have to make sure all rents are paid regularly and on time, inspect the property from time to time to make sure the house is in good order and that general maintenance is carried out.
